My Realtor is writing up the paperwork for my offer on a house I saw this weekend. God willing, the seller will take the offer, or at least our negotiations won't be too bad. If everything goes well, I could have my own place by Christmas.

It would, in fact, be a great Christmas present. Don't know about rates, though; I'm not sure of what they were before I asked for my quote.

Ha ha. As soon as I know, I'll let you. So far, the process has been a little frustrating. Kinda like, "uhm, OK, why can't I just make an offer and be done with it?"

But you really will have to come visit. That's a big part of why I'm going through with this. (That and the whole bit about it being better to own than rent because, well, it's yours.) In fact, if everything goes well, the whole lower level is going to be my 'guest room' (complete with full bathroom and walk-in closet)!
